Snagging is inspecting an off-plan property for defects and snags in its final finished state and ensuring that all developer specifications are met. The building Spanish or Bulgarian company is not obliged to inform you about the defects of the property that may have, however the Developer and construction company are obligated to finish off all defects and snags supply to them by your snag inspection surveyor report.
A Snag List is a fully comprehensive list of items that a builder has not completed on your new build property that purchased off plan in appliance with building regulations standard. We physically visit the property, check all areas carefully and make a list of all the things that have not been completed, do not look right or are not done according to the plans and the Developer specification. We also take pictures of all the problems in question and finally prepare a detailed report. The snag list will be issued within 2 working days of the inspection with a copy going to you and one directly to the builder.
Our property surveyor inspector will then re-visit your home to check that everything on the snag list has been resolved and to make sure that no other snags have appeared. We updated you on the status of your property regularly and inform you officially once everything gets finished. Once snagging is done we send the detail report to Developer or Building company with relevant photos if necessary and a copy to yourselves. After snagging we present it to the Developer or Builder can take about 30 days for all of the snags to be done and once completed we would than physically visit your property to make sure all done accordingly before we notify you.
